As a professional in the real estate community, you play a very important role regarding ensuring the safety of onsite sewage systems (OSS) in Island County. Whether helping a client in developing an empty parcel, helping a first time home buyer and finding a dream house - you have the opportunity to protect the community, natural environment and the value of the property.
Island County Code requires an inspection of the onsite sewage (septic) system be performed for all properties being sold or transfered that has not had an inspection within the last compliance period. All gravity systems require an inspection every three years and all other systems (pressurized) require an inspection annually.
The inspection can be submitted to Island County Public Health by either the seller or buyer - pre or post closing. This means that the inspection will not hold up the closing of the sell.
However, it is important that the seller and the buyer realize that an inspection will need to be submitted to Island County Public Health: if the seller does not - the new owner will.
We highly recommend that every property being sold/transfered has an inspection performed prior to closing. Just like having the roof or foundation of a home inspected, the onsite sewage system is vital to the home and can be very costly to repair or replace if the system is in distress.
